Job Summary
The Director of Portfolio Management will manage all residential and commercial properties owned by the Romano Capital family ofcompanies. This will include single family, multi-family and commercial properties throughout SW Washington and the Portland, Oregon metro area. The Director of Portfolio Management will be responsible for managing brokerage, HOA, and property management relationships for each project and ensuring we meet proforma targets for lease up and operation of new and existing projects. Qualified applicants will have strong financial and analytical skills, with the ability to review and understand financial statements and create/monitor operating budgets for each property. The Director of Portfolio Management must also have established operational acumen for Clark County residential and commercial real estate.
Supervisory Responsibilities
As the organization grows the Director of Portfolio Management will be responsible for staff supporting the management of the portfolio. Projected to manage 1-3 individuals over the next 2-3 years.
Duties / Responsibilities

Manage broker relationships
and develop key tenant relationships.
·
Work with VP of Investments
to develop strategies for overall portfolio management and performance.
·
Maintain an in-depth
knowledge of:
o
Leasing laws for residential
and commercial properties in Oregon and Washington.
o
Competing projects and rates
within this market.
o
Deep understanding of local
market trends for assets within the portfolio.

Strong financial and
analytical skills, with the ability to review and understand financial
statements and create/monitor operating budgets for each property.
·
Ability to negotiate with
external property managers on contracts.
·
Assist development and
finance departments with data for proformas on future projects.
·
Weekly or Bi-Weekly onsite
tours to ensure projects are being maintained according to Romano standards and
projects are set up for high probable returns.

Prepare and present a monthly
financial package to owners on the performance of each asset within the
portfolio, as well as external sources.

Work with financing team as
needed to provide all documents required by lenders in a timely fashion.

Maintain an open line of
communication on status of project to ensure key deadlines are met and any
issues are addressed quickly.

Other duties as assigned.
Required Skills / Abilities
· Highly detailed, results oriented team player who can work with various internal and external parties to ensure the successful lease up and strong ongoing financial performance for all assets within the portfolio. Executive with analytical skills, forecasting expertise, strong market knowledge, and the ability to analyze financial statements.
· Project performance for 500-2000 units over multiple projects.
· Must possess a valid driver’s license and an appropriately insured vehicle.
· Strong understanding of Microsoft Office suite of products.
· Minimum five years of direct real estate asset management or commercial brokerage experience including commercial, residential, and multifamily projects.
Education & Experience
· Bachelor’s degree in business or equivalent field such as finance, accounting, business, economics, ect.
· MBA, MRED, or MSRE preferred.
· Commercial brokerage license preferred.
· Minimum of 5 years Portfolio Management experience with a focus on multi-family projects.
· Real Estate Asset Management Certifications a plus.

Physical Requirements
· Prolonged periods of sitting at a desk and working on a computer.
· Must be able to lift up to 15 pounds at a time.
· Must be able to drive a vehicle, possess a current valid driver’s license, proof of insurance and a clean driving record.
· Must have the ability to speak, hear, and see to observe and detect emergency situations.
· Must be able to walk on job sites under construction as well as finished projects unassisted.

Compensation Range
$110,000 – $150,000 plus performance bonus
